Griffis Residential Launches Apartment Fund VII After $525M Fund VI
Griffis Residential has opened its seventh multifamily fund, succeeding a $525 million predecessor backed by four decades of operating history.
Denver-based Griffis Residential announced the first close of its Griffis Premium Apartment Fund VII on Oct. 9, 2026, marking the latest capital raise for the vertically integrated multifamily real estate investment manager.
Fund VII follows directly in the footsteps of Griffis Premium Apartment Fund VI, which raised $525 million. The company, which manages the full cycle of acquisition, development, and property operations in-house, has built its platform over more than 40 years in the multifamily sector.

The announcement of a first close signals that the fund has cleared an initial capital threshold, allowing investment activity to begin while fundraising continues. Institutional and accredited investors typically view a first close as a marker of early momentum for a private real estate vehicle.
Griffis's vertically integrated structure — in which one organization handles investment management and day-to-day property operations — is often cited as a competitive differentiator in the apartment fund space, potentially allowing tighter cost controls and faster operational decision-making.
